Half Tide Point
Half Tide Point
Hyannis Port, MA
This expansion and renovation created a tranquil coastal retreat with ample space for the homeowners, their family, and plenty of guests. The original home—an unwinterized, foundation-less summer cottage with steep stairs and low ceilings—was relocated to better utilize its spacious corner lot and take advantage of natural light and views of Hyannis Harbor. Even with an expanded footprint, the home maintains its original feel, with an exterior that blends in with its charming and quintessentially Cape Cod neighborhood.
On the main level, the kitchen and butler’s pantry provide abundant storage in a palette of calming neutrals and clean lines. The first-floor bedroom and en-suite bath is ideally situated for guests and can transition to a primary suite to allow for aging in place. Outside, the screened porch, large patio with built-in grilling station, and outdoor shower provide additional space for entertaining, relaxing, and enjoying the home’s proximity to the ocean. A quaint breezeway leads to a two-car garage.
The upstairs features a primary suite, office, laundry room, and several additional bedrooms, and the lower level offers a large rec room, gym, and bar. While the home’s exterior is rooted in the traditional local vernacular, its interior provides an updated open layout, an aesthetic that tastefully blends classic and contemporary style, and all the conveniences of modern day living.
