LDa completed a whole building renovation, a full systems replacement and an addition to an historic Back Bay building currently housing MIT’s Alpha Theta Sigma Chi Fraternity. Originally designed by George A. Avery in 1900 and located in the Back Bay Historic District, The Mary Kittredge House is rich in architectural detail and character, but was struggling with outdated mechanical systems, envelope issues, lack of accessibility, and overall wear and tear.
All new mechanical, electrical, plumbing, IT and fire protection systems were installed, improving life safety and occupant comfort while envelope improvements – everything from full window replacement to insulating the original masonry walls – brings the building’s performance in line with current building code and beyond. A new 5th floor addition was added, providing an additional 1,200 SF to the building and adding additional housing capacity. A new elevator, door operators, signage and other improvements have made the building fully accessible while maintaining its historic character.
The historic library, main stair and dining room were restored and fitted with new furniture, finishes and window treatments. Student bathrooms were renovated for efficiency and accessibility, and bedrooms received new furniture, lighting and finishes. A new commercial kitchen was added on the first floor, along with bike storage and game room.
