With more than 70% of juniors and seniors living off campus, Tufts identified a critical need to expand residential options. LDa conducted a feasibility study and preliminary design for a cluster of university-owned houses, known as “CoHo” (Community Housing), to serve upperclassmen.

Feasibility study & standards

The assessment of a “test block” included evaluating existing building stock and conditions, reviewing building code and zoning, testing bedroom layouts, and drafting design standards. LDa also developed cost estimates and a phased design and construction schedule.

Proposed renovations & new construction

The study recommendation was to renovate 13 existing houses and construct one new infill residence, with site planning to improve the student residential experience. These recommendations guided Tufts’ next steps.

Creating new housing options

Following the study, Tufts engaged LDa to implement the design and construction. The project delivered 141 new on-campus housing options, ranging from apartment-style units to family-style houses to small theme dormitories.

Upgrades for modern expectations

The 13 existing houses, built at the turn of the 20th century, required extensive renovations for safety, energy efficiency, and modern finishes—upgrades designed to appeal to students and their families.

Inclusive community

The newly constructed house filled a mid-block lot, designed in scale and style to complement the historic neighborhood streetscape. Shared outdoor areas were linked with ADA-compliant paths to create a more inclusive and accessible community.
